The comprehensive Zoning By-law Visual Guide provides detailed information and visual illustrations based on the provisions outlined in Zoning By-law 2024-100.
This guide explains the purpose of this Zoning By-law and how it should be used. This guide does not form part of the Zoning By-law passed by Council and is intended only to make the Zoning By-law more understandable and easier to use. It is recommended to reference the Zoning By-law in addition to the Zoning By-law Visual Guide.
Please note, guides are only currently available for the R1, R2, and R3 Zones, as well as some specific provisions. More guides are currently being developed and will be released as they are completed.
Find Your Zoning
To find your zoning, the first step is to determine which zone category your property is located in.
You may use the schedules attached to the By-law or the City’s Interactive Find Your Zoning Map.

Once you launch the Find Your Zoning map, you must click the “I Agree” disclaimer button on the page to access the map. Users can search properties by address or zone, if seeking a specific zone. To Search by Address - Enter an address, street name, or intersection (i.e. street A & street B) into the text box at the upper left of the map, then click the magnifying glass. You can also pan around the map by clicking and holding the map, then moving your mouse. Use your mouse scroll wheel to zoom in and out. The zone category will be indicated by an abbreviation. For example, you may see a symbol such as “R2” beside your property. This would indicate that your property is within the “Residential Type 2” Zone. The zone symbols or abbreviations are explained in Section 2 of the By-law. If the zone symbol includes a dashed line and an additional number, the property contains a site -specific zone. Find the Zoning By-law Visual Guide for Your Property
After you have determined the zoning of your property, you can enter the zone below to receive a visual guide specific to your property and your proposed use. Visual Guides are only available for base zones and are not available for site-specific zones.

The Zoning By-law contains additional provisions which must be complied with, including general provisions for specific types of uses, parking requirements, and definitions. Your lands may be subject to an Overlay Zone under Section 14. For example, properties near rail lines may be within the Railway Influence Overlay and subject to additional provisions. Section 15 contains additional provisions which apply to all properties in all zones throughout the City. For example, the general provisions contain standards that regulate the location of accessory structures on a lot, outdoor storage requirements, and non-conforming/non-complying uses that apply to all properties regardless of what zone the property is located. Section 16 contains additional provisions for specific uses. For example, special provisions include standards for uses such as backyard hens, bed and breakfasts, and drive-through facilities. Section 17 provides the requirements for parking and loading spaces which are required for almost all uses within the City. For example, these provisions include the number of spaces required for residential and commercial uses, minimum accessible spaces, maximum driveway width, minimum parking space size and more. Section 19 outlines definitions to help provide clarity in the By-law and ensure that the By-law and its intent are applied consistently. The City has created additional Zoning By-law Visual Guides based on Section 14 – Overlay Zones, Section 15 – General Provisions, Section 16 – Specific Uses, and Section 17 – Parking and Loading.
